Landlords Buildings & Contents Insurance

Cover and benefits:

• Nil, £250 or £500 excess options available (a policy franchise of £100 is in place for the nil excess option)
• Up to £500,000 buildings sum insured as standard (up to £1 million on request)
• Accidental Damage included as standard with the Buildings cover, with the option to upgrade and include Malicious Damage or Theft
• Landlords Legal Liability cover up to £5 million
• Option to upgrade your Contents cover to include Malicious and Accidental Damage by tenant.
• Trace and Access up to £25,000
• Up to 20% of the Building sum insured for any loss of rent or the cost of alternative accommodation, following an insured event. for up to 12 months
• Contents cover up to £50,000 sum insured
• Replacement of locks for external doors if the keys are lost or stolen, up to £1,000
• NIL Excess Home Emergency cover option
• Covers for perils such as storm, flood, subsidence, escape of water or oil, fire, earthquake, theft, and malicious damage by third parties
• Up to 90 days unoccupancy cover as long as the terms of the policy are met. Documented inspections of the property are required after 30 days and at 45 days an excess of £250 is applied to theft, accidental and malicious damage claims

Exclusions and Limitations:

This will not cover:

• General wear and tear or any other gradual deterioration
• Loss or damage occurring prior to the policy start date
• Loss or damage arising from faulty or defective workmanship, designs or materials
• The first £1000 of any subsidence claim
