If the worst happens and a tenant defaults on rent when there is no Rent Guarantee cover in place our exclusive service allows you to obtain possession of the property via the courts, using our specialist solicitors. This is a stand-alone service and is not reliant on references being obtained at the outset. We will instruct our solicitor partner to initiate legal proceedings, to help to limit the loss, remove the tenant and allow you to move on with finding a new tenant on behalf of the landlord.
This procedure allows for possession of the property and the cost quoted will take you to this stage where we hope that a possession order will be obtained.
In most cases this would be decided by a judge without a hearing and would be appropriate if you were interested in gaining a possession order without recovering the arrears. This does mean that you will not be able to apply for a money judgement against the tenant.*
